Selling in Nerja, to a buyer who stayed here first
Most people who buy in Nerja met the town as visitors: it carries genuine hotel and hostal capacity, so a buyer usually arrives already knowing the walk from the Balcón to Burriana. Selling here is therefore less about persuasion and more about answering the questions a returning visitor already has.

The first thing a Nerja seller should do is make the deed and the house agree. On these slopes it is common for a terrace to have been enclosed, a pool to have been added on a retained plot or a lower floor to have been dug out, and for none of it to appear in the escritura or on the catastro. That is not unusual and it is not fatal. Under LISTA, works that are old enough and undisputed can be recognised as asimilado a fuera de ordenación without being normalised, which is a route rather than a cure. Establish which category your house is in before a buyer's lawyer does it for you, because it moves from being your paperwork to being their discount.
The second is the view, because in Nerja that is what the buyer is really pricing. The plan in force dates from 2000 and it says what the plot below yours may become. A seller who has checked that and can say it plainly is worth more than one who lets a cautious buyer assume the worst. The same honesty applies to the steps: count them, say whether there is a lift, and show the approach in the photographs instead of starting at the gate. Buyers here have already walked these streets on holiday. They know the difference between a short flight and a climb, and a listing that pretends otherwise loses the sale at the front door.
Who buys in Nerja, and what slows a sale
The buyer pool here is unusually well informed, because most of it has stayed in the town first. Nerja carries real hotel and hostal capacity alongside a large private housing base, so the person viewing your house has probably eaten on the Balcón in three different Aprils. Foreign residents are a large share of the register, with the United Kingdom the biggest single origin; Paula's read is that Dutch, Belgian and Scandinavian buyers make up much of the remainder, alongside Spanish families from Málaga and Granada. None of them need the place explained. They need the specifics confirmed.
What slows a sale is almost always physical. Steps without a lift narrow the pool to people who will still climb them at seventy-five. A retained plot whose walls are tired reads as an open bill. A sea view with an undeveloped plot below it invites the question nobody wants to ask out loud, and an old-town house a van cannot reach turns every future delivery into a negotiation. None of these are fatal, and none of them are fixed by a better photograph. They are fixed by answering them first, in writing, so that the buyer's lawyer confirms what the seller already said instead of discovering it.

Step 1
Reconcile the deed with the house
Specific to Nerja
Pull a nota simple and the catastro record and lay them next to the house. Enclosed terraces, added pools and dug-out lower floors are common on Nerja slopes and frequently undeclared. Where a work cannot be licensed now, LISTA allows the municipality to recognise it as asimilado a fuera de ordenación. Know which applies before you list, because the buyer's lawyer will.

Step 2
Order the energy certificate first
Real Decreto 390/2021 requires the certificate before a home is advertised, and it must be annexed to the contract. A Nerja townhouse from the nineteen-seventies with single glazing and no insulation will rate poorly, and the label is not a negotiating point worth hiding. Put it in the first conversation, along with what a buyer could change and roughly in what order.

Price against the towns buyers compare
Specific to Nerja
A Nerja seller is not competing with Marbella. The comparison a buyer actually runs is against Frigiliana for the village, Torrox Costa for a flatter and cheaper coastline, and Málaga City for the airport and a year-round street. Nerja sits above all three within its own region. Price from that position, and be able to explain why the difference is real.

Show the house in November
Specific to Nerja
Nerja does not go dark out of season. The Cueva de Nerja opens every day of the year but four, and the centre trades through the winter, so serious buyers do come in the shoulder months. That is when a house shows honestly: the sun is low, the neighbours are home, and a buyer can hear what the street sounds like on an ordinary Wednesday.

Step 5
Arras, and the retention if non-resident
The contrato de arras fixes the date and the consequences of withdrawal. If you are not tax resident in Spain, the buyer is obliged to retain three per cent of the price at completion and pay it in on Modelo 211 against your capital-gains position, which is settled separately afterwards. It is a payment on account, not a tax bill, and your lawyer models the difference.

Plusvalía with the Ayuntamiento de Nerja
Specific to Nerja
Plusvalía municipal is settled with the Ayuntamiento de Nerja, not with the Junta and not with Madrid. Since Real Decreto-ley 26/2021 the base may be calculated on the objective formula or on the real gain shown by the two deeds, whichever is lower, and there is no tax where no increase occurred. Have your lawyer run both before you sign.

Think of the deductions as a sequence, not a percentage. If you are not tax resident here, the buyer withholds three per cent at the notary and files Modelo 211; that money is an advance, and your actual capital-gains position is settled later and separately. The Ayuntamiento de Nerja then takes plusvalía municipal, calculated on whichever of the two permitted bases is lower. Lawyer, agency and energy certificate follow. On a stepped plot, budget as well for whatever a surveyor finds behind the retaining walls, because that is the line buyers negotiate hardest. Will my sea view survive the plot in front?

That is answerable, and answering it is worth money. The plan approved in 2000 fixes what the plot below yours may become, and your lawyer or an architect can read the permitted height and volume from it. If the answer is good, put it in the particulars. If the answer is that a neighbour could build up, say so and price accordingly. A buyer who discovers it themselves at the searches stage does not renegotiate; they walk.

When in the year does a Nerja house show best?

Later than most sellers assume. August is the worst month to sell in: the town is full, parking is impossible and every viewing competes with a holiday. The shoulder months are better, and Nerja supports them because the centre stays open and the cave draws visitors through the winter. October, November and February give you a buyer who is here to look rather than to swim, and a house that is judged on light, warmth and quiet rather than on a terrace at thirty degrees.

Who typically buys a house above the Nerja centre?

Someone who has already decided about the car. The buyer for a terrace house up towards the Almijara is, in Paula's experience, a couple in their fifties or sixties, often already renting in the town for part of the year, who want space, a view and quiet and accept a drive to the market. They are slower than beach buyers and far more thorough. Expect questions about the walls, the drainage and the winter, and expect a surveyor. Sellers who prepare for that sell to them.
