In a quarter where most lettable homes were carved out of single houses, the decisive question is not the season but the staircase. The quarter's letting stock exists because houses were subdivided, and that single fact puts the comunidad de propietarios — the owners' association — at the centre of every plan. Where a fifteenth-century block has been cut into four dwellings, the four owners share one stair, one roof, one façade and one front door onto the lane, and the law gives them a collective say over tourist use. Ask for the statutes and the last three sets of minutes before you make an offer, not after. A flat with a clean register entry and a community that has already voted against short letting is a long-let asset whatever the brochure says.
The second thing that shapes a letting plan here is arrival. There is no drop-off at the door, no lift in most buildings and no lock-up garage anywhere inside the walls, so a guest with two suitcases finishes their journey on foot over uneven paving and then climbs. That suits some markets very well — couples on long weekends who came for Plaza de los Naranjos and the restaurants — and rules out others entirely. Setting the expectation honestly in the listing is not modesty. It is the difference between a quarter of good reviews and a quarter of arguments about something you cannot change.

The season here is flatter and longer than on the beach. The quarter's own draw is the square, the lanes, the museum, the market and the restaurants, and none of those depends on water temperature, so April, May, September and October are strong and February is not empty. July and August bring volume and heat, and also the day-visitor crowds that make the busiest lanes uncomfortable after dark. An owner letting a quiet upper floor on a side lane has a different year from an owner letting a ground floor on a main route.
The licence position has two layers, and both must be cleared. The arrival is the single operational problem of letting inside the walls, and solving it properly is most of what a manager here is actually paid for.

Time the turnover to the lane

Cleaners, linen and waste all move through the same narrow street the neighbours use, and the hours when that is welcome are shorter than in an urbanisation with a service road. Agree a turnover window with the building and keep to it. Communities that end up voting against tourist letting usually do so because of noise at the wrong hour rather than because of the guests themselves.

Keep a long-let plan ready
Because a community vote can change the position, work out in advance what the same flat earns as a residential tenancy and who would take it. Municipal staff, hospitality workers and people posted to Marbella for a season all live in this quarter by choice. An owner who has both plans costed is negotiating from a different place than one who has only the short-let version.
What a home earns inside the walls is shaped by the calendar being long rather than tall. Spring and autumn carry real demand because the draw is the quarter itself, not the water, which lengthens the earning season compared with a beachfront flat and lowers its peak. Against that, a house without a lift and without parking is off the list for a share of the market whatever the photographs show, and a community can restrict the use altogether.
