On the New Golden Mile you are rarely selling something unique. Your buyer can see three units with your floor plan inside the same gate and a new phase under construction along the corridor. That is the defining fact of a sale here, and it makes preparation and honesty about the road worth more than patience.

The first thing a seller on this corridor has to accept is that comparability cuts both ways. It made your purchase easy to evaluate and it makes your sale easy to undercut. If two neighbours with the same layout are listed at the same time, the buyer will choose on condition, orientation and floor — not on charm. That is why the money spent before a listing goes further here than almost anywhere: a repainted terrace, working air conditioning and a tidy storeroom decide a sale between three otherwise identical homes, and none of them is expensive.

The second is the show flat. Development along the eight kilometres between Estepona town and Cancelada has been more or less continuous since 2000, so at any moment there is likely to be something new being marketed within a few minutes' drive. A resale competes with that on price and on the things new build cannot offer: mature planting, a community with a track record, a known fee level and immediate possession. Paula's approach is to name the new scheme in the conversation rather than avoid it, and then explain what a finished, planted, occupied complex is actually worth.

Who buys on the corridor, and what they compare it against

Two buyers dominate. Northern European second-home purchasers, in a municipality whose last published register showed 120 nationalities, and relocating families drawn to the eastern end by Atalaya International School, an authorised IB World School teaching from preschool to bachillerato. A third, smaller group buys to let and asks about licences before it asks about views.

What they cross-shop is specific and worth naming in your marketing: El Paraíso for a mature golf-valley plot, Cancelada for a village with a Spanish population, Atalaya for thirty-six holes at the gate, and El Padrón for genuine front-line. A New Golden Mile resale loses to those when it is tired, when the community accounts look thin, or when the road question is answered defensively. It wins when the complex is planted, the fee is understood and the walk to one of Estepona's nine eastern-zone beaches is short and level.     Survey your own competition

    Before a price is set, establish exactly which units inside your own gate and which new phases along the corridor are currently on sale. On a strip built to repeatable layouts, that list is your market, and it is short and knowable. Paula walks it rather than reading it, because condition is the variable that portals never show honestly.

    Spend the small money first

    Terrace paint, grouting, a serviced air-conditioning unit, working blinds and an empty storeroom. Between three identical apartments these are the whole difference, and they cost a fraction of the discount a buyer will otherwise ask for. This is the one market on the coast where cosmetic preparation reliably outperforms holding out for a better month.

    Put the community file together

Buyers on this corridor read those documents carefully because the community is a large part of what they are buying. Having them ready shortens a sale, and a missing one invites a buyer's lawyer to assume the worst.

    Be first about the road

    Every buyer on this strip asks about the A-7 eventually. Answering it in the first ten minutes, with the terrace door open, converts an objection into a fact they have already priced. Sellers who let the question surface at the second viewing are usually renegotiating by the third, and by then the discount is larger than the honest one would have been.

    Settle the retention and plusvalía

    A non-resident seller has the statutory retention withheld at the notary and paid over on Modelo 211, and the plusvalía municipal is settled with the Ayuntamiento de Estepona, which collects its own receipts and liquidaciones online. Your lawyer runs both. Have the deed you bought with to hand, because every calculation starts from it.

What comes off the price is mechanism, not a total. The plusvalía municipal goes to the Ayuntamiento de Estepona; a non-resident seller has the statutory retention withheld at completion and paid over on Modelo 211; then the lawyer and the agency. On this corridor there is a fourth item that is not a tax at all: the discount a buyer takes because three comparable units are visible from your terrace. Preparation reduces that one, and it is usually the largest of the four.

Should I wait until the new phase nearby has sold out?

Rarely, because on an eight-kilometre corridor that has been building more or less continuously since 2000, there is usually another phase behind it. Waiting for a gap in supply on this strip is waiting for something that does not reliably arrive. The better response is to compete on what a finished complex has and a plot of foundations does not: planting, a known community, a known fee and a key you hand over on the day.

Does a glazed terrace help or hurt my sale here?

It depends entirely on whether it was licensed and whether the comunidad approved it, and buyers' lawyers on this corridor check both. An enclosure that appears in the licence file and the community minutes adds usable room and reads as an improvement. One that appears in neither becomes a negotiating point at best and a condition of the arras at worst. If yours is undocumented, deal with it before listing rather than in the middle of a negotiation.

How much does my floor level change the price?

More than it would in a town, because on this corridor everything else is often equal. Height changes the sea view, the road noise and the privacy of a terrace all at once, so two units with identical plans in the same block can sit a long way apart. Ground floors with a private garden behave as a separate product with their own audience, usually families.
