Buying on a strip that is eight kilometres of A-7
The New Golden Mile is not a municipal district and has no postcode of its own. It is roughly eight kilometres of the A-7 between Estepona town and Cancelada, lined with gated urbanisations built mostly since 2000. Buying here means choosing a specific complex on a specific side of that road.

The first question is the road. On the sea side you are between the A-7 and the shore, which usually means a shorter walk to the water and traffic noise that varies enormously with how the complex is oriented and screened. On the inland side you are behind the road, which usually means more garden, more space per euro and a crossing to negotiate every time you want the beach. Neither is automatically better, and the honest way to decide is to stand on the terrace at six on a Friday in August rather than to read a floor plan in February.
The second question is which complex, because there is no such thing as buying on the New Golden Mile in general. Each urbanisation has its own comunidad de propietarios, its own fee level, its own security arrangement and its own state of repair, and two gates four hundred metres apart can be running very different buildings. Families relocating tend to gravitate towards the eastern end, near Atalaya International School, an authorised IB World School teaching in English and Spanish from preschool to bachillerato. Second-home buyers weight the walk to the water more heavily. Those two buyers want different gates.
What is actually on the market between Estepona and Cancelada
Overwhelmingly gated, overwhelmingly built since 2000, and overwhelmingly apartments and townhouses rather than standalone villas. That gives you something the old town cannot: comparable units, published community accounts and a floor plan you can check against three neighbours. The trade-off is that your home is one of many similar homes, so the specifics — floor, orientation, which side of the road, distance from the gate to the water — carry most of the difference in value.
The buyer pool splits into two clear groups. Families relocating for work or schooling, drawn to the eastern end by Atalaya International School, an authorised IB World School running from preschool to bachillerato in English and Spanish. And second-home buyers from Northern Europe, in a municipality whose last published register showed 120 nationalities. Add domestic buyers from Málaga province at the inland end. The practical consequence is that summer viewings are dominated by the second group and spring viewings by the first, so timing a purchase changes who you are bidding against.

Fix the address in administrative terms
Specific to Estepona
Because the strip is a market name rather than a district, the paperwork will name an urbanisation inside Estepona municipality, not the New Golden Mile. Establish early which urbanisation, which Catastro reference and which postal address the property actually carries, because insurance, deliveries and the IBI all follow the administrative name rather than the marketing one.

Test both sides of the road
Specific to Estepona
View a sea-side and an inland-side property in the same afternoon, and walk to the beach from both. What you are measuring is not distance but the crossing, the underpass and the noise, and those three things separate two apparently comparable homes far more than a floor plan does. Do it once in the evening, when the A-7 sounds like itself.

Read the community, not the brochure
Ask for the comunidad de propietarios accounts, the last three sets of minutes and the reserve fund position. In a gated complex the difference between a well-run and a badly-run community is worth more than the difference between two floor plans, and it is entirely visible in the paperwork before you commit anything.

Check licences and the LPO
Most of this stock was built since 2000, so the documents exist and should be produced. Your lawyer confirms the licencia de primera ocupación for the building and checks whether any terrace has been enclosed or any pool added since. Glazed terraces are the single most common undocumented change on a strip full of apartments.

Step 5
Arras, notary and registration
The private arras contract fixes price, date and penalties, and carries anything the community accounts or the licence check turned up. Completion follows before a Spanish notary, with registration afterwards. Because so many units on this strip are similar, an arras that names the exact unit, parking bay and storeroom by their registered numbers avoids a common and expensive confusion.

Aftercare on a seasonal strip
A home that stands empty for months on a coastal strip needs someone with a key: to run the taps, check for leaks after an autumn storm, and open windows before you arrive. On top of the price a resale here attracts Andalucía's transfer tax; a unit sold new by its developer is IVA plus AJD instead. Then budget the strip's own additions: a community fee that pays for a gated perimeter, security and shared gardens and therefore sits materially above a non-gated block in the same municipality, and the running cost of a home that is closed for part of the year. Is the sea side of the A-7 always the better buy?

No, and treating it as a rule is how people overpay. The sea side shortens the walk to the water but exposes you to road noise that depends entirely on orientation, screening and how high you are. The inland side buys more space and more garden, at the cost of a crossing. A well-screened inland terrace can be quieter and more usable than a sea-side one facing the carriageway, so the test is the terrace on a summer evening rather than the label.

Why does my paperwork never say New Golden Mile?

Because it is a market name, not an administrative one. The escritura, the Catastro entry and the IBI receipt all use the name of the urbanisation and the municipality of Estepona. That matters practically: a delivery driver, an insurer or an emergency service works from the administrative address, and a buyer who only ever learned the marketing name can find themselves unable to give directions to their own home. Establish both names at the outset and use the official one on every form.

Should I buy near the school if I have no children?

It is worth knowing what it does to the neighbourhood either way. The eastern end of the strip has a resident, term-time rhythm because of Atalaya International School, which means shops and services that stay open in November and traffic at eight forty-five in the morning. If you want a quiet second home used mainly in summer, that rhythm is neutral at best. If you may one day let long term or resell to a family, it widens your audience considerably.
