Guadalmina is overwhelmingly a detached-villa estate, so the community vote that can restrict tourist letting in an apartment block usually has no body here to cast it. What governs instead is the Andalusian registration regime, the cost of keeping a mature plot presentable, and a calendar that fills from autumn to spring rather than in August alone.

Start with what is absent. In an apartment community, a three-fifths majority of owners can approve, condition or prohibit tourist letting, and that vote is the first thing a prospective letter has to check. On a Guadalmina plot with a single detached house and no comunidad de propietarios, there is simply nobody to hold the meeting. That removes the biggest regulatory risk an owner faces further east along this coast, and it explains why letting propositions on this estate tend to be villa-scale and long-dated rather than a week at a time. Where the house sits in one of the estate's small townhouse enclaves, the vote does exist and must be checked.
The calendar is the second difference. A beach apartment earns in July and August; a house within walking distance of forty-five holes of golf earns from autumn to spring, when the fairways are busy and the streets are quiet, and again over the summer from the beach registered at CN-340 P.K. 186,7. That produces a longer, flatter season with fewer changeovers and older guests, which is easier to manage and gentler on a house of this age. It also means the highest-value bookings are made months ahead by people who already know the course.
The season here, and the licence position
Andalucía regulates tourist dwellings under a decree that starts the activity with a declaración responsable, registers the property with the regional tourism authority and requires the resulting code to appear in all advertising. It also sets practical conditions on the dwelling itself, an occupation licence among them. None of that is Guadalmina-specific. What is specific is the absence of the other constraint: the community resolution that can approve, condition or prohibit letting by a three-fifths majority needs a community, and most of this estate does not have one.
The season is the other local fact. Two eighteen-hole courses and a nine-hole par three sit inside the estate, and the beach at the foot of it carries a Blue Flag and the Q de Calidad. An owner therefore has a product that works in February and one that works in August, which is unusual on this coast and is worth more than either alone. The trade is that the guest is a golfer or a family taking a whole house, not a couple taking a studio, so the operation is heavier: more staff, more grounds, more handover, and a booking calendar built months rather than days ahead.

Set house rules that suit a residential estate with neighbours who live here all year, and review the calendar once a season against what actually let, not against what you hoped would.
A whole villa on a mature plot does not earn like an apartment and does not cost like one either. The income is concentrated in longer stays spread from autumn to spring with a summer overlay, so the calendar is flatter than a beach product and the changeovers are fewer. Against that, the fixed side is heavier: gardening, irrigation, pool plant and a house of this size do not pause between guests. Owners who treat the grounds as a running cost rather than a seasonal extra are the ones whose numbers still make sense in the third year.
