In a town where a large share of the seaward stock is apartments in communities of thirty or more, that is not a footnote — it is the first question, and the answer belongs to a specific block rather than to La Cala as a whole. Two flats on the same street can sit on opposite sides of it.

The season, once the building permits it, is genuinely broad. Four beaches in the Ayuntamiento's La Cala zone carry July and August; five golf clubs in the same catchment carry the spring and autumn weeks when the coast is comfortable and the sand is not the point; and a resident population that stays through the winter supports a long-let market the pure resort addresses west of here do not have. A property that can serve two of those three is a much steadier proposition than one built entirely around a six-week summer.

The La Cala season and the Mijas licence position

The regulatory position, stated with its date. Andalusian tourist letting runs on Decreto 28/2016, de 2 de febrero: a licencia de ocupación, the technical standards applicable to housing, a declaración responsable to the tourism authority, entry in the Registro de Turismo de Andalucía and the code in every advertisement. Lettings of more than two continuous months, and rural dwellings, fall outside the decree. Since 3 April 2025 a building under horizontal division also needs a three-fifths community majority. What is not stated here is what the Ayuntamiento de Mijas will grant for a given address. Municipal rules on tourist letting differ across this coast and are under active revision, so treat the municipal position as something to confirm in writing on the day, for your specific property, and make it a condition of purchase where letting is part of the plan. A confident sentence written weeks in advance is exactly the wrong thing to rely on here.

The season itself is the strongest in the municipality. Four named beaches carry the summer, five golf clubs carry the spring and autumn, and a working town carries the winter through long tenancies rather than nightly ones. Compared with the village up the hill, the peak is higher and the calendar shorter at the edges; compared with the urbanisations west of here, the winter is materially better because people actually live in it.

A valley house near a course equips for golf: storage for clubs, an early breakfast that works, parking a car can leave at six. Trying to serve both from one property produces a listing that reads as nothing in particular to either guest.

    Publish the certificate and code

    A registered energy performance certificate must accompany a rental contract and the rating must appear in the advertisement, alongside the tourist registration code where the letting is a tourist one.     In a busy coastal town the practical constraints are parking on a Saturday in August and a laundry that can absorb a full changeover in the same window as every other flat on the street. A La Cala home earns across a wider calendar than most of this coast, with a genuine summer peak, useful spring and autumn weeks and a winter that can be let on a long tenancy rather than left empty. Do golf guests really fill the spring and autumn here?

They fill weeks that a beach-only property leaves empty, which is the useful way to put it. With five clubs inside the town's catchment, including a resort running three eighteen-hole courses, La Cala draws golfing visitors in the months when the coast is comfortable and the sand is beside the point. A home that stores clubs, serves an early breakfast and parks a car sensibly competes for those weeks; one that does none of that competes only in July.

Is a winter tenancy worth taking instead of short stays?

In La Cala it often is, because the town is genuinely inhabited between October and March and there is a real market for a five- or six-month tenancy. That arrangement falls outside the Andalusian tourist decree, which excludes lettings of more than two continuous months, so it is a different contract with different obligations and no registration code.
