Letting in Mijas Pueblo, where the season is not the beach season

The first thing to establish about a village house is not the nightly rate but whether the building can be registered at all. Andalusian tourist letting is governed by Decreto 28/2016, de 2 de febrero, which requires the dwelling to hold a licencia de ocupación and to meet the technical standards applicable to housing, and then to be declared to the tourism authority and entered in the Registro de Turismo de Andalucía, with the resulting registration code shown in every advertisement (source retrieved 26 August 2026). Old houses inside the Mijas core are exactly the stock most likely to have an incomplete occupancy history, so this is a due-diligence question before it is a management question.
The second thing is the shape of the year. Mijas Pueblo receives a great deal of daytime traffic and comparatively little of it stays the night, which sounds like a weakness and is partly an advantage: the guests who do book are here for the village rather than for a beach, and they book outside July and August as readily as inside them. Spring and autumn carry real weight, walking and cycling in the Sierra de Mijas extend the shoulders, and a well-heated village house has a genuine winter market of longer stays. That is a steadier calendar than the coast's, with a lower summer peak.
The village season, and the licence position in Mijas
The regulatory position first, because it is the part that dates. Andalusian tourist letting runs on Decreto 28/2016, de 2 de febrero: licencia de ocupación, technical standards, a declaración responsable to the tourism authority, automatic entry in the Registro de Turismo de Andalucía, and the code in every advertisement. Separately, since 3 April 2025 a building under horizontal division requires a three-fifths community approval under the Ley de Propiedad Horizontal. Both sources were read on 26 August 2026.
What no page should tell you is what the municipality will grant. Municipal positions on tourist letting differ across this coast and are being actively revised, so the only safe instruction is to confirm the Ayuntamiento de Mijas position in writing, for your specific address, on the day you commit — not to rely on a sentence written weeks earlier. The season itself is the more interesting half. Mijas Pueblo's demand is spread rather than spiked: shoulder-season travellers, walkers using the sierra, culture visitors, and a genuine winter market for longer stays that the beach districts do not have. Expect a lower summer peak and a longer usable year than a comparable home in La Cala de Mijas or Calahonda.

Confirm the occupancy status first

Establish the position with the Ayuntamiento de Mijas in writing, in the village offices, before you buy furniture or take a single booking.

Check the community, and the neighbours
Since Ley Orgánica 1/2025 took effect on 3 April 2025, tourist letting in a building under horizontal division needs the express approval of three fifths of owners representing three fifths of the quotas. Many village houses sit outside any comunidad, in which case the practical constraint is a shared wall and a lane, not a vote.

Solve arrival before anything else
Specific to Mijas
In the old core the review that hurts is not about the kitchen. It is about two suitcases, forty steps and no idea where to leave the hire car. Establish a named parking arrangement, a written arrival route, and a key handover that works after dark. Guests forgive a small bathroom; they do not forgive an arrival they were not warned about.

Equip for winter, not August
Specific to Mijas
At this altitude a stone house is cool in July and cold in January, which is exactly the inverse of the coastal apartments in the same municipality. Effective heating, a dry interior and a usable indoor sitting room extend the letting year at both ends. Air conditioning matters far less here than a warm floor does.

Publish the certificate and the code
A registered energy performance certificate must be attached to a rental contract and its rating shown in the advertisement, and the tourist registration code must appear alongside it. Both are cheap to obtain and expensive to be caught without, and a management agreement should say explicitly which party keeps them current.

A village house earns differently from a coastal apartment: a lower summer peak, a fuller spring and autumn, and a winter that can be let long rather than nightly. The homes that perform are the ones where arrival is solved and the heating works, not the ones with the largest terrace. Against that, management here is hands-on — no concierge, no lift, changeovers carried by hand — so the cost of running the house is higher per booking than on the coast. Yes, provided the arrival is designed rather than left to chance. Guests arriving with luggage need to know before they book where the car goes, how far the walk is and how many steps are involved. Houses that state this plainly attract the guests who are fine with it and repel the ones who are not, which is exactly what you want. Houses that hide it collect one-star reviews about something the owner already knew.

Is a long winter let a better fit up here?

For many village houses, yes. Andalusian tourist-letting rules exclude lettings of more than two continuous months from the tourist regime, so a genuine winter season let is a different legal animal with different paperwork and no registration code. It also suits the building: a well-heated stone house occupied continuously through the damp months keeps better than one shut up between short stays.
